Opened sump lid to inspect pump, tested float assembly to ensure pump was cycling as should Pump was working at the time and appears to have no issues besides some debris in the pit Left customer with estimate to install a new sum pump and check valve in this pit
Replace the strainer in the left side in the double sink in the kitchen filled the left side to see any leak and no leaks found also show to the owner and job is complete
Customer has a 75 gallon propane power vent water heater. Left estimaes for a replacement and a tankless
Attempted to install a new service valve kit but found the existing rennai tankless heater is leaking somewhere within the heat exchanger, due to the possibility of only creating a larger leak is is not recommended the service valves be installed and the tankless flushed at this time, Due to a service issue the technician was unable to call rennai and troubleshoot at the time, documented the installation of the heater including water piping, venting, and gas, as well as took pictures of entire service area. We will make contact with Rennai to check for any remaining warranty on this tankless heater, pricing will be made available to the customer as soon as we have more information regarding the warranty
Found tankless was operating as should when I arrived, ran water to test for start up failures or any issue regarding the tankless, did not find any existing issues with the unit or any signs of a leak within the tankless Technician believes the tankless needs to be flushed and customer was interested in the installation of a hot and cold service valve Sent pricing on the installation of a few items throughout the home

Here to inspect pressure tank and well pump to determine issues with system and provide estimate for system upgrade. Also noticed in crawlspace wall doing inspection that main floor primary shower drain had no P-trap and was back graded. Brought this to property manager’s attention- see included pictures ** Provided full estimate to update well system and also provided additional estimate for well system add-ons, that I strongly recommend (electrical disconnect mounting, well pump surge protector, new well head cap/seal and hardware plus whole house, sediment filter)
Removal of existing buried steel gas piping at side of house and rerouting new piping from outlet side of regulator and into crawlspace above grade. New penetration shall be drilled through outside wall of home, into crawl space and reconnecting to existing piping within crawlspace. Pipe size to remain the same. Work to be done from outlet side of gas regulator and within a few feet into crawl space. New piping outside of the home shall be painted so it resists rusting. Piping from buried propane tank to house to remain the same, we believe that piping is soft copper and at which is code approved. Completed work and tested with no leaks or issues. Tested water and notated water sample results in forms. Emailed estimate to install ASP1 sanitizer water treatment system in laundry/mud room. Work will require additional waterlines to be run and extended through the floor and back down into the crawlspace to water distribution piping.** Office bill to account ***
